How a property is maintained matters to the people who use it. We look at whether people can access the space comfortably and how its day-to-day operation affects the neighbourhood.

We want those needs to carry through into everyday management. Before investing, we agree who takes responsibility for the work and how its results are followed up.

What Informs Our Investments

Environmental: We look at the resources a property uses and its environmental impact over time. That includes opportunities to reduce emissions and prepare for risks such as flooding or extreme heat.
Social: We consider the experience of occupants and the property's relationship with its neighbourhood. Questions about health and accessibility help us understand whether a space serves people well.
Governance: We establish who makes decisions and who checks that commitments are met. Responsibilities are recorded, with supporting information available to the people overseeing the investment.

Financing That Fits the Work

Our shared-savings model funds suitable energy upgrades without upfront investment from owners or communities. An agreed share of verified savings pays back the investment, alongside revenue from surplus electricity where sales are possible.

Other improvements have their own budgets and funding arrangements. We agree these in relation to the work and what it is expected to achieve.
